New Home Construction Incentives in Port St Lucie, FL

Should I Buy A Home In This Market?

Recently we have seen some of the highest prices every for homes nationwide, but now that the Fed has hiked up the interest rates, buyers have really questioned if it's reasonable to buy right now.

Currently new construction builders have felt a change in the amount of visitors looking to buy a new home and actual people buying due to the higher interest rates. So what are they doing to drive up their sales?

Builders all over Port St. Lucie, Florida are offering several incentives and slashing prices to meet their monthly quotas. Mattamy Homes is a leading builder in the master-planned community of Port St Lucie, Florida with communities such as Manderlie, Emery, Cadence & the 55+ Active Adult Community, Telaro.

Emery, a community for all ages, is soon closing out on its new construction. With only about two homesites left, they have slashed about $50,000 off their prices with move-in ready homes and offering to pay a full year of HOA fees.

Cadence recently opened up for new construction back in the fall of 2022. There will be around 600 homes in this gated community. They do have options for quick move-in homes and are offering up to 4% in closing costs when using Mattamy's preferred lender, a move-in package to include all appliances, and flex spending towards upgrade options, closing costs and/or rate buy down. For to be built homes that take around 9 months for completion, they have taken half off lot premiums, including waterfront homesites.

With so many incentives being offered, buyers are coming out and taking advantage of these savings to off set the interest rates.

Despite being in an inflated market, Port St Lucie is still one of the most affordable places to live and still very desirable. Prices just 45 minutes south in Palm Beach County can be on average, about $200,00 more. Less than 30 minutes to the beaches and less than 2 hours from Orlando or Miami, Port St. Lucie has become a fast growing city with many new things to come in the Tradition area. It is a place where you can live a fully active lifestyle with plenty of walking trails, shopping, restaurants. Cleveland Clinic Hospital is centrally located for healthcare needs and crime is very low in comparison to neighboring cities. Very soon, the new E-Bike Share will be available for residents to take an electric bike and enjoy a bike ride through the park or commute to various access points.

The Fed's rate hike could negatively or positively impact you

The key rate was increased by the Fed on Wednesday, reaching a range of 4.25% to 4.5%, the highest level in 14 years. 

The seventh rate increase this year by the Fed will make borrowing for homes, cars, and other purchases considerably more expensive for families and businesses. On the other side, you'll get a little bit more interest if you have money to save.

The Fed raised rates by a smaller amount on Wednesday than it had in its previous four consecutive three-quarter-point increases as part of its efforts to combat excessive inflation. The downturn is partially due to the economy's cooling and the reduction of inflation.

Many analysts express concern that a recession, which might result in job losses that would be difficult for households already suffering from inflation, is still on the horizon as interest rates rise.
